Welcome to Arbor Ridge, a community of condominium units located in Pittsfield Township. Ownership of a condominium unit in Arbor Ridge carries with it membership in the Arbor Ridge Community Corporation. This document is not part of the Documents of the Association, but rather provides helpful information to members.

1. Association Management:

 

Pinnacle Condominium Management, LLC serves as Arbor Ridge's Managing Agent. The Managing Agent helps the community meet its short and long term financial needs.

Please make sure that Pinnacle Condominium Management has your correct address, telephone number(s), and lending company information (if you have a mortgage) in their records.

 

You may direct any questions to the office, Monday through Friday 9:00 a.m. to 6:00 p.m. Mail all ARCC Board correspondences and Association payments to their office.

2. Assessments / Dues:

 

The annual dues assessment for each unit typically varies between $650-$750. You have two payment options:

 

1.      Pay your dues in full on or before January 1.

Or

2.       Make two equal payments. The first payment is due on or before January 1, and the second payment is due on or before July 1.

 

You will receive a separate payment coupon from Pinnacle twice each year. Please mark your calendars so your payments will be received on time. Self-addressed, stamped return envelopes will be included with the coupons. Payments may also be made in person during their business hours. Any payment left in the drop box after the close of business on the due date will be late.

 

If you want to avoid the hassle of writing a check and mailing your payment, Association members may now set up an automatic withdrawal account with Pinnacle. Your dues will automatically be paid either annually or biannually. Simply download the form from the Forms area (or right-click here and select "Save As...."), fill out the form, gather the required account information, and either mail or drop off the completed form at Pinnacle's offices.

 

The roads in Arbor Ridge are private and therefore maintained by the Association, including snow removal. Replacement, repair, and resurfacing will be necessary from time to time, as circumstances dictate.

 

The Board of Directors may, without consent of the co-owners, increase the assessments in the event of emergencies, unforeseen contingencies, or if the assessments are insufficient to pay the costs of operation. Assessments are covered in detail in the Condominium Bylaws. If any assessment is not paid by its due date, the Board of Directors is authorized to charge a late charge, costs of collection, and to collect interest at the highest legal rate. Withholding Association payments [refusing to pay them] because of disapproval of or dissatisfaction with management of the condominium--or for any other reason--is not a legitimate or legal alternative to paying Association assessments. Under Michigan law and the Condominium Documents, unpaid assessments constitute a lien against the owner's unit. If a Co-owner fails to pay the delinquent assessments, associated fees, and other costs before the due date, the Association may foreclose upon the lien.

 

 

 

3. Association Documents:

 

The Condominium Bylaws govern the development, operation, administration, and fiscal affairs of the condominium. When you purchased your new condominium unit, you should have received a document package containing the following:

 

  • Master Deed

  • First Amendment to the Master Deed

  • Bylaws

  • Disclosure Statement

  • Escrow Statement

 

If you did not receive any of the above, please contact Pinnacle Condominium Management or the Board of Directors and a copy will be sent to you. You can also download the Documents from http://www.arborridge.net. All buyers should read the document package to acquaint themselves fully with the Condominium, and their rights and responsibilities.

 

 

 

4. Association Meetings:

 

Annual meetings of the Association will be held each year in the fall. Before each annual meeting, each Co-owner will receive notice stating the time, date and location of the meeting and the matters to be considered at the meeting. We invite co-owners to submit agenda items to the Board.

 

 

 

5. Board Members & Meetings:

 

The Association operates through a three member Board of Directors, currently comprised of members from the Association.

Board Meeting Attendance by Co-owners

 

Board meetings are open to all co-owners unless there is a need to adjourn to an Executive Session.

 

Should any Co-owner wish to attend a Board meeting, please use the contact means provide on this website to request an audience with the Board. The Arbor Ridge Board of Directors meets approximately once each quarter at one of the directors' houses. Because all members of the Board have other jobs, the Board sometimes must reschedule the meeting time and place, so if you wish to attend a Board meeting for any reason, please provide at least 10 days notice from the third Wednesday of each month. If key attendees have conflicts, or Association business does not merit a meeting, the Board reserves the right to cancel or postpone any scheduled meeting. In all cases, the Board will make reasonable effort to ensure that co-owners may meet with the Board.

 

 

 

6. Collection Policy:

For a copy of the latest Collection Policy, please visit the Arbor Ridge Condominium Association website at http://www.arborridge.net or contact Pinnacle Condominium Management or a Board member.

 

 

 

7. Complaint Letters:

 

You may send formal complaints, signed and in writing, to Pinnacle Condominium Management. Please be specific about your complaint, providing the name(s)/address of the co-owner against whom the complaint is being lodged, the time, date, and location of the problem. Anonymous complaints are unacceptable and will be disregarded.

 

 

8. Neighborhood Watch:

 

Arbor Ridge Condominium Association participates in the Neighborhood Watch program, coordinated by the Pittsfield Charter Township Police Department. Neighborhood Watch is a phone tree, comprised of Co-owners as block captains, that is used to alert residents to crimes or the threat of crimes in the area.

If you are interested in becoming involved in Neighborhood Watch or if you have any questions, please contact the Board of Directors. We hope you will get involved!

 

 

 

9. Outside Home Improvements:

 

All Condominium homes and improvements (i.e. decks, fences, landscaping, lighting, etc) must comply with the Condominium Bylaws Article VI. Do not apply for permits from the Township until you have received the written approval of the improvement from the Architectural Control Committee. Please fill out and submit a Grounds Modification Agreement Form from the website (or contact Management for the form) before starting any work!

 

 

10. Pets:

 

PLEASE PICK UP AFTER YOUR PETS!

Also, please do not allow your pets (including cats) to roam outdoors freely. Their tendency to mistake gardens for lavatories is unsavory, unhealthy, and unappreciated!!

 

 

 

11. Trash Pick-Up:

 

Trash and recycle pick-up is on Tuesday morning after 7:00 AM. Please make sure trash and recycle items are secured against high winds. Note that the Township restricts placing trash and recycling curbside to 24 hours prior to pick-up.
